WHAT IS A FIRE RISK ASSESSMENT?

Legislation
A fire risk assessment is a mandatory legal requirement. The Regulatory Reform (Fire Safety) Order 2005 which applies in England and Wales, states the fire risk assessment must be suitable and sufficient, to be
reviewed regularly and to make changes if this is necessary, if there are changes in the processes or personnel, or if the premises are altered.
The Fire Safety Order (2005) places emphasis on preventing fires and reducing risk. Completed fire risk assessments must be recorded in full of all findings – where previously only specific information was required to be recorded. WHO HAS TO DO A FIRE RISK ASSESSMENT?
A Fire risk assessment is a legal requirement even for Vacant Premises!
Fire Safety Law applies to you if you are:
- An employer or self-employed with business premises – office, factory, warehouse.
- A landlord responsible for business premises.
- A charity or voluntary organisation with employees/volunteers.
- A contractor with a degree of control over any premises.
- Accommodation for paying guests – hotels, holiday cottages, holiday lets, B&B’s, serviced accommodation, caravan parks, airbnb etc.
- An educational building, university, college, school, nursery or creche.
- A hospital, care home, doctor’s surgery, or dentist’s surgery.
- A landlord, management company of a residential property with common communal, or shared areas, flats, maisonette, residential or holiday park home site.
- A landlord of a house in multiple occupation (HMO) and student accommodation.
- Any premises which is open to the public/consumers – retail unit, shop, cafe, restaurant, pub, gym, village hall, church, theatre, cinema, leisure centre, nightclub, museum, library, community centre etc.

Failure to provide a suitable and sufficient fire risk assessment could result in fines, prosecution and building insurance being nullified.
The assessment will be non-destructive that will look at the measures to reduce or eliminate the risk of fire and spread of fire. It will identify persons at risk and whether people can escape safely plus much more!

You will need a new Fire Risk Assessment if there have been material alterations to the building.

The Fire Industry Association recommend you update your FRA every three years to stay compliant with fire safety regulations.
By being in control of these premises, you are known as the Responsible Person. You have the responsibility of ensuring the safety of everyone who uses the premises and who are in the immediate vicinity of the premises regardless of premises type and size of business.
